April 2018 Newsletter

On April 22nd, people all around the world will be celebrating Earth Day. Earth day is a great way to raise awareness and inspire reflection about our impact on the environment.  Environmental issues such as climate change, waste disposal, pollution, the impact of fossil fuels, and what we can do to improve these issues; such as using green energy, producing less waste, and making our carbon footprints smaller, should be things that we think about and talk about every day, not just on Earth day. A great place to begin thinking about how to become more ecofriendly is your home! Here are some tips for some “green” rennovations:

• Switch to a low flow shower head and toilet. The average shower uses 9.5 litres of water per minute and the average person spends eight minutes in the shower. Toilets use 30 per cent of the water in a house and an old-style toilet uses 12 litres per flush. By using a low flow shower head, you can save about 42,340 litres of water and 1180 kWh of power per year, while a low flow toilet can save 56,781 litres of water per year.

• If it is time for a new furnace, look for one with 97-per-cent efficiency or higher that runs on a DC current. If it has an electronically commutated motor you will be entitled to a provincial rebate. High-efficiency furnaces do a better job of transferring the heat they generate into your house instead of up their chimneys. This results in you using less energy to run them.

• Considering painting? use recycled paint from Rona (Rona Eco). Otherwise go with Benjamin Moore’s Natura Zero- VOC line or Homestead House Paint’s Zero-VOC line.

2 Ways to Get the Most Money from The Sale of Your Home

Every homeowner wants to make sure they maximize their financial reward when selling their home. But how do you guarantee that you receive the maximum value for your house? Here are two keys to ensure that you get the highest price possible.

1. Price it a LITTLE LOW
This may seem counterintuitive, but let’s look at this concept for a moment. Many homeowners think that pricing their homes a little OVER market value will leave them with room for negotiation. In actuality, this just dramatically lessens the demand for your house.

2. Use a Real Estate Professional
This, too, may seem counterintuitive. The seller may think they would make more money if they didn’t have to pay a real estate commission. With this being said, studies have shown that homes typically sell for more money when handled by a real estate professional.

Bottom Line- Price your house at or slightly below the current market value and hire a professional. This will guarantee that you maximize the price you get for your house.

How Much Is Your Home Worth?

Your home has both a personal value and a market value. When you think of your home as a place where a family is raised and memories are built, then it’s like those popular MasterCard commercials on television: Your home’s value is “priceless”. But when it comes to how much your home is worth to potential buyers, then things get much less sentimental. It’s the “market value” of your property that determines how much it will sell for, not your personal feelings.

Market value is simply the price that similar properties in similar neighbourhoods are currently selling for. If you were to list your home on the market today, you could expect to get somewhere close to that figure. Even if you’re not planning to sell your home in the near future, it makes sense to get an update on its fair market value. Your home is an investment – and you should know how much that investment is worth.

There may also be circumstances where you might have to move quickly. Knowing the market value of your home will help you make quick – and better – decisions. How do you determine the market value of your property? Call 519-761-3737 today to get a free, no obligation evaluation of your property
